Our “No Move, No Legal Fee” policy means that you don’t have to pay unsuccessful legal fees in the event that a purchase does not proceed – even if this is simply because you change your mind. We confirm costs at the outset and these are a fixed fee for a standard Conveyance. That means you can contact your law firm at any time knowing that this will not affect the final bill.
Search bundle
An automatic second search guarantee means you are entitled (at no cost) to a second search bundle, up to the value of £300 in the event that your first transaction falls through and a second purchase needs to be undertaken. Our searches are ‘best in class’ comprising of a local authority search, a water and drainage search and an enhanced environmental search so you will also receive amenity and flooding data. Our enhanced search bundle also reveals information around the property up to a 250m radius so you will know if any major development is planned within this distance. Not all of these are included in standard searches, but we want you to have all the information you need to make wise decisions.
