So far, I'm very happy with the level of service with applying to rent a property with Reeds Rains Woodseats. The very friendly and helpful staff keep you fairly up to date, and they offer convenient ways to give all your details for applications. They have been a breath of fresh air after dealing with one specific private renting family business, who made everything hard and provided little care for the responsibilities on their side. They have made the application process easy and understanding with the use of an external referencing service 'Legal for Landlords'. Every part of the process with Reeds Rains Woodseats was straightforward and professional. Would be 5 stars if it wasn't for some misinformation given very momentarily, and very late in our application process. It made us reconsider the whole offer. They DID quickly return to us and update us with the right information though, which maintains their positive review. It's only because this moment of misinformation caused me, my partner, and our families that are helping us a lot of panic, stress, and even reconsideration about proceeding with the offer, which could have potentially wasted the holding deposit (I shouldn't have to include why it's important that this money wasn't wasted in 2024's economic state for the working class). The misinformation was a very brief misunderstanding of my partner's income, and they momentarily thought he required a guarantor. As he does not currently have anyone eligible to be a guarantor, this would have prevented us from renting our chosen property. After a few minutes of anxiety, they updated us with a better understanding of their policy on the tenant's earnings threshold for requiring a guarantor, and we told them of his earnings with proof, and the issue was solved very quickly. Although the process is now on the right tracks, this late twist to the application MIGHT have caused the proposed move-in date to be later than intended, which under different circumstances might be a huge inconvenience, but for us this time is okay as we have allowed time for set-backs before moving. Therefore, this was not a major problem for us specifically, especially as it will probably only be a couple of days if anything, and as before, the team here at Woodseats have been plenty helpful, friendly, professional, informative, and understanding, which marks for a positive experience with their service overall. Very glad to be working with a considerate, profressional and respectful lettings agency team, who I would be more than happy to work with again in the future, should we be looking for properties in their covered area again.

They went about the task quietly and efficiently and did the best job imo to find the ideal person to relove my humble abode of 26 yrs. Absolutely perfect. Both Harley and James were very professional, knowledgeable and easily contacted. The stress of moving home was kept to a minimum. Any issues that arose were dealt with and sorted out immediately. Reeds Rains are by far, the best Estate Agents that I have used.
