Whilst many agents are seeing increased demand from tenants for properties to let, at Reeds Rains we believe the large number of enquiries we are receiving, and the way we are handling them, is a positive reflection of the award winning service we offer to our landlords.
Since property viewings were permitted again in England, following lockdown, Reeds Rains has reported an 80% increase in enquiries from tenants, which includes over 1,200 emails a day. This is not only a reflection of the market wide increase in demand for properties but also, we believe, stems from the fact that our properties are well marketed with virtual viewings on offer and great teams in support.
Martyn Alderton, the National Lettings Director for Reeds Rains commented:
“We appreciate that tenants are keen to find out about properties to let as soon as possible and equally landlords want to avoid void periods and ensure that their rental income is maintained. It’s for that reason that we’ve adapted our marketing and lettings services over time, which is clearly bringing some positive results.
As well as tenants being able to view properties to rent via our website, for example, we’re producing e-newsletters to encourage interest in our brand and are also promoting properties via our social media platforms. It’s led to 90% increase in tenant enquiries for properties to rent via our website alone in recent months.
Tenants can also register to receive details of properties that come to market via a My Reeds Rains account – there’s a similar option for landlords too who, by registering, can monitor interest in their property and see details of viewings being arranged. With a special Landlords Portal also available there’s also ongoing help in managing rental properties as tenants are found.
360° Virtual Viewings are also proving effective. They can speed up the process of letting a property and, whilst we appreciate it’s not always as beneficial to the tenant as viewing in person, it’s shown to be a good way to get a first impression of a property before arranging a appointment to visit. When asked we’ve found that 60% of tenants accept the opportunity which is really positive news especially for the landlords who, despite current restrictions, can still feel confident that interest is being shown in their property and the chances of it being let are increased.
The fact that Reeds Rains is also considered to be one of the top 3% of lettings agencies in the country - as winner of a Best Estate Agency Guide Award ( following independent analysis of more than 15,000 estate and lettings agencies in the UK) simply adds to our belief that we’ve got a winning combination. With tenant enquiries so high, we’ve clearly now got evidence to prove it.”
